A Small, Established Community

Built-Out, Close-In, and Full of Mature Homes

Westwood is one of the smallest cities in Johnson County, Kansas — a close-in community near Rainbow Boulevard and the University of Kansas Health System’s KU Med Center campus, which itself straddles the Kansas City, Missouri and Kansas state line. Westwood borders Westwood Hills, Mission Woods, Fairway, and Kansas City on both sides of that line, and because it’s already largely built out with a mature stock of established homes, there’s very little vacant land left for new subdivisions.

That shapes almost everything we build here. Instead of ground-up construction on open lots, most of our Westwood work is whole-home renovation, room and primary-suite additions, and the occasional selective teardown-rebuild on a lot whose existing structure has reached the end of its useful life. We bring the same design-build accountability to a Westwood kitchen remodel or second-story addition that we bring to a larger new-construction project anywhere else in the Kansas City metro.

Westwood Expertise

Building Considerations in Westwood

Westwood’s housing stock is mature and largely built out, so nearly every project we take on here is a renovation, an addition, or a selective rebuild rather than new construction on vacant land. We start every Westwood project with a careful assessment of the home’s existing structure and systems before finalizing scope and budget, since a house’s age and prior updates vary even within the same block.

Because Westwood sits in Johnson County and shares a border with Kansas City, Missouri and Kansas near the Rainbow Boulevard and KU Med Center corridor, we coordinate permitting with both the city and the county’s standard inspections, and we size mechanical systems and building envelopes for a genuine four-season Kansas City climate rather than a one-size-fits-all spec.

Communities We Serve Near Westwood

Westwood — Frequently Asked Questions

Does Hickok Homes build custom homes in Westwood?

On a selective basis. Westwood is already largely built out, so ground-up lots are rare; when one does come open, we take on a custom build with the same design-build accountability we bring to our larger new-construction markets.

What kind of projects does Hickok Homes build most often in Westwood?

Most of our Westwood work is whole-home remodeling, kitchen and bathroom renovation, and room or primary-suite additions, since the city’s housing stock is mature and mostly already developed.

Does Hickok Homes handle a full teardown-rebuild in Westwood?

Yes. When a home’s foundation or structure has reached the end of its useful life, we’ll walk through whether a selective teardown-rebuild makes more sense than a renovation, and manage either path as one accountable design-build project.

Does Hickok Homes build in both Kansas and Missouri near Westwood?

Yes. Westwood sits right at the state line near Kansas City, Missouri and Kansas, and we work across both sides of the metro, so permitting in either state is part of our normal process.

Does Hickok Homes handle permitting in Westwood and Johnson County?

Yes. We coordinate directly with the relevant building department and Johnson County’s standard inspections so permitting runs alongside design and construction rather than becoming a separate bottleneck.

Can Hickok Homes finish a basement as part of a Westwood renovation?

Yes. Finishing a basement to add genuine living space is one of the more common ways we help Westwood homeowners gain square footage without adding to the home’s footprint.

Can Hickok Homes work with my own architect in Westwood?

Yes. We partner with independent architects and designers, coordinating construction documents and permitting around a design already underway, in addition to offering full design-build service.

Does Hickok Homes offer a warranty on Westwood projects?

Yes, our work is backed by a workmanship warranty in addition to manufacturer warranties on installed systems and materials. We review the specific terms with you before construction begins.

Does Hickok Homes build in both the Kansas City metro and Arizona?

Yes. We’ve built custom homes and renovations in both the four-season Kansas City market and the desert conditions around Scottsdale, so our specifications are engineered for the climate you’re actually building in.

How do I get started on a Westwood project?

Contact us to schedule a consultation. We’ll walk your property, talk through whether your project is best suited to a renovation, an addition, or a selective rebuild, and provide a transparent, line-item budget before any contract is signed.
