Johnson County’s established reputation for strong schools and high property values means new construction and renovation activity is spread across several distinct submarkets, each with its own character and price point.
Leawood and Mission Hills represent the county’s most established luxury real estate, with limited new construction opportunity (mostly teardown lots) but extremely high renovation activity on existing larger homes.
Overland Park itself spans a wide range, from older, renovation-ready 1970s and 80s neighborhoods closer to the city’s core to newer development further south and west with more available new-construction lots.
Olathe and Lenexa offer the strongest combination of available land and growth-oriented infrastructure for new custom construction, with more flexibility on lot size and architectural style than the county’s more established, tightly regulated neighborhoods.
Prairie Village sits in an interesting middle position — limited new construction opportunity, but extremely strong demand for whole-home renovation of its well-built mid-century housing stock, which is part of why we see so much renovation activity there specifically.
